The Special Real Estate unit studies distressed collateral, industrial real estate, energy land, hotels and hospitality assets, high-rise landmarks, senior housing, data center land, and special-purpose properties to support MyGoCapital's special asset strategies.
The mission of the Special Real Estate unit is to research non-standard real estate assets that are difficult for traditional markets to standardize, value, or transact quickly, but may carry high-return potential or strategic value.
Information in ordinary residential and office markets is relatively transparent. However, the most attractive excess-return opportunities often exist in non-standard assets and special situations, such as distressed collateral, industrial land, energy land, hotels, high-rise landmarks, data center land, and special-purpose properties.
These assets are difficult to assess with traditional valuation models and require integrated understanding of industry, regulation, finance, operations, land, and capital structure. Special Real Estate research enables MyGo Lab to build differentiated asset strategies and helps MyGoCapital identify special opportunities that ordinary markets cannot understand, access, or underwrite.
